Kimco Realty Corporation (NYSE: KIM) raised its quarterly dividend to $0.28 per share from $0.26, an increase of 7.69%. The new rate equates to an annualized dividend of $1.12 per share and a forward yield of 4.68%, based on a share price of $23.60.

The shares traded ex-dividend on Sept. 4, 2026. Investors who purchased the stock on or after that date are not entitled to the associated quarterly distribution.

Operating strength supports the increase

Kimco is a real estate investment trust focused on open-air, grocery-anchored shopping centers and mixed-use properties in the United States. Its portfolio is concentrated in major coastal and Sun Belt markets, with tenants providing essential goods and services, according to the company’s annual report.

Management linked the higher dividend to stronger cash flow, operating-income growth and confidence in the company’s longer-term outlook. Kimco’s latest results also showed strong leasing activity and high portfolio occupancy, while management raised its full-year outlook. Chief Executive Conor Flynn said limited new shopping-center supply, demand for everyday essentials and shopper traffic supported the company’s operating performance, according to Kimco’s earnings release.

The company’s stated strategy emphasizes generating cash flow for reinvestment or shareholder distributions while maintaining conservative payout ratios. Its board reviews dividend policy quarterly, balancing distributions against funding needs for redevelopment, acquisitions and debt reduction, the annual report said.

The increase gives Kimco one consecutive year of dividend growth. That remains a relatively short streak because the company previously reduced its dividend in 2020, an important historical consideration when evaluating the consistency of its distributions.
