Industrial Logistics Properties Trust (Nasdaq: ILPT) increased its quarterly dividend to $0.10 per share from $0.05 per share. The ex-dividend date is July 20, 2026.

The increase doubles the quarterly payout and gives the real estate investment trust one consecutive year of dividend growth. The locked data lists an annual dividend of $0.25 per share and a forward annual yield of 2.97%, based on a share price of $8.39.

ILPT said improved property operations and financing progress supported the board’s decision. Chief Financial Officer Tiffany Sy cited occupancy above 98%, rent growth and debt refinancing that eliminated exposure to variable interest rates. She said those developments strengthened the durability of the portfolio and sustainability of its cash flows. Industrial Logistics Properties Trust

Operating context

The REIT owns and leases industrial and logistics properties across the United States. Recent leasing activity included agreements covering facilities in Indianapolis and Kapolei, Hawaii, addressing what management described as the portfolio’s two largest vacancies and lifting occupancy to approximately 98%. As of March 31, 2026, ILPT reported 409 properties encompassing about 59.6 million rentable square feet across 39 states. ILPT leasing announcement

The company has also emphasized balance-sheet repair. In its proxy statement, ILPT said refinancing activity during 2025 lowered its overall cost of capital and produced annual cash savings, while management entered 2026 focused on lease expirations and further strengthening its financial profile. What it means for income investors

The higher quarterly rate increases near-term cash income per share, but ILPT’s dividend record remains comparatively short following a cut in 2022. Its dividend safety score is 51 out of 100, corresponding to a D grade, while its market capitalization is $559,997,952.

Those measures underscore that the increase does not guarantee subsequent distributions. ILPT says its board evaluates cash available for distribution, funds from operations, debt-agreement limits, capital needs and expected operating performance when setting the payout, and may reset the rate as circumstances change.
